Site work for an upscale apartment complex, with affordable housing in the mix, is underway in Lopatcong Township, N.J., off Route 22 near the Phillipsburg Mall.
Peron Development of Bethlehem is developing the estimated $25 million project, called Sycamore Landing, which includes luxury and affordable housing apartments, said Garett VanVliet, planning board chairman for the township.
“It’s going to be a staged project; it will probably take several years for the community to be complete,” VanVliet said. “It’s a good fit for the area.”
The township already has a variety of housing, including single-family units, senior housing and condominiums, VanVliet said.
Sycamore Landing includes 247 apartments, with 197 of them luxury and 50 affordable housing units, said Rob de Beer, director of development for Peron Development.
All of the luxury units are one- and two-bedroom, while some of the affordable housing apartments are three-bedroom units.
The firm is still putting together its leasing package and has not established the monthly rental prices, he added.
“The project will be paced on how well it leases,” de Beer said. “As each building is leased up, we will immediately start construction on the next one.”
Muschlitz Excavating Inc. of Bath is the site contractor; a general contractor has not been selected, he added.
Peron Development and Edgewood Properties of Piscataway, N.J., are the developers and owners of the property, which covers more than 21 acres.
Other amenities include a clubhouse, fitness center, pool and lounge area, de Beer said.
“The target demographics are people who live in the area as well as commuters,” de Beer said. “It’s a big piece of land along a very well-traveled portion of Route 22.”
