New single-family houses are on the way in Lower Macungie Township with the start of construction on Stone Hill Meadows, a development that will bring 150 units once it’s complete.
Long Ridge Construction of Altoona hosted a groundbreaking ceremony Friday afternoon at the site on Gehman Road off Route 100 near Mack Trucks.
The first part of the project involves building 24 semi-custom single-family homes, with the first one expected to be finished in August, said Joann Patella, vice president of sales for Stone Hill Meadows.
Prices will start at $389,000, Patella said, noting that the homes feature four base models with various optional layouts ranging from 2,150 to 2,650 square feet.
At full build-out, the estimated construction cost is about $58 million.
The homes are designed to be energy efficient and include full appliance packages, granite kitchen counter tops, hardwood floors, crown moldings and upgraded doors, windows and insulation.
A walking and biking trail will connect the development into neighboring Macungie. The entire development, which will take several years to build, spans 70 acres and includes a portion of Macungie, which would require separate approvals.
Patella said that the market for single-family homes is strong.
The developer and owner, Bruce Thaler, is targeting residents of all age groups, she said.
To the north of the site, Woodmont Properties is building an upscale apartment community.
