Feinberg Real Estate Advisors LLC, which occupies office space in an adjacent office building, represented the landlord, Ridgeview Limited Partners, in the lease of 1320 Hausman Road.
Over the past year, seven new tenants moved into the property, which is now 100 percent occupied, said Cindy McDonnell Feinberg, principal with Feinberg.
She said location played a key role in attracting tenants.
“There’s easy access to Route 309, to the Pennsylvania Turnpike. … The other thing you can do is bypass the highways to get through to western Lehigh County,” she said. “It’s a beautiful building; the space is just very comfortable office space.”
Green space attracted tenants, as well, Feinberg said. The two buildings are separated by fields. Most of the new spaces have floor-to-ceiling windows, she added.
Since it was all new space, tenants had the opportunity to pick out how they want it to look and see a more finished view of the property, she said. Once the shell space was finished, tenants could move in more quickly, she added.
Silvia Hoffman, founding partner of MKSD architects, served as the architect for the project, while Ed Flowerdew of Boyle Construction managed the construction of all tenant spaces.
Constructed in 2007, the building is partially occupied by Computer Aid Inc.
Over the past year, Feinberg Real Estate Advisors negotiated leases with multiple tenants, including Altek Business Systems, MAM Software Inc., Integrity Personnel, Inova Technologies, Rego, Schippell & Associates, CodeMaster Inspection Services and Greenman-Pederson Inc.
Brad Spiegel of Skyline Commercial represented MAM Software, Tom Skeans of Sperry Van Ness Imperial Realty represented Integrity Personnel and Phil Schenkel of JLL represented Greenman-Pederson in the transaction.
Feinberg Real Estate Advisors represented Altek, Rego, Schippell & Associates and CodeMaster Inspection Services.
