J.G. Petrucci Co., of Hanover Township, Northampton County, said it started construction on two speculative industrial buildings.
Flex Center 33 will be a 120,000-square-foot-industrial building near the Route 33 intersection with Freemansburg Avenue in Bethlehem Township. The nine-acre site on Emrick Boulevard is also close to St Luke’s University Health Network’s Richard A. Anderson Campus.
The building will include 32-foot ceiling heights, 141 parking spaces, 31 dock doors and other amenities.
The second building, Hanover Flex Center 1, is a 48,600-square-foot flex industrial building on 3.5 acres in Hanover Township, Northampton County, off Route 512.
The single-story building will include more than 40 surface parking spaces and a 28-foot ceiling height. The building also will include five loading docks and trailer storage.
Both buildings are expected to be completed in the fourth quarter, said Peter Polt, executive vice president of J.G. Petrucci.
The projects can be considered Class-A industrial sites because of their good linkage to major highway arteries and their design, Polt said.
Though no tenants are in place, the buildings could attract more than warehouse users.
“With those sizes, you get more light industrial, possibly small manufacturing; it’s typically not just straight warehouse/distribution,” Polt said.
He declined to disclose the estimated construction cost for the projects.
