Kay Builders plans 218-unit senior community

Kay Builders of Wescosville has bought the former Indian Creek Golf Course, a 78-acre Lehigh County property it intends to develop into a senior housing community with 218 residential units.

The property will be known as the Fields at Indian Creek. Kay is investing more than $30 million into the the project, which ultimately could have up to a $75 million impact on the region. Construction could begin in the fall.

Bob Wiley said he and Bill Plasha of Berkshire Hathaway HomeServices, Fox & Roach represented both Kay Builders and seller Dave Bollinger in the sale of the former golf course for nearly $5.5 million.

Wiley said the sale is one of the largest real estate transactions his firm has handled, and it was a long time in coming.

“It took us about 3 ½ years to get here,” Wiley said, noting that the sale was contingent on the developer receiving approval to go ahead with construction plans.

Jeff Chandler, vice president of Kay Builders, said virtually all approvals are in place and the firm was confident enough in obtaining the final approvals and permits to move forward with the purchase.

The approval was complicated because the property spanned three municipalities, Emmaus, Lower Milford and Lower Macungie.

“And of course all three wanted different things right down to the width of the roads,” Wiley said.

The plan is to build mostly one-story, 55-plus age-restricted, single-family homes on 40 acres of the tract, which is bound by Cedar Crest Boulevard, Chestnut Street, Indian Creek Road and the Pennsylvania Turnpike Northeast Extension.

Most of the homes, about 180, will be in Macungie with the remainder in Emmaus. None of the homes are being built in Lower Milford. That land, originally slated to be maintained as a nine-hole golf course, will be converted into passive recreation, including walking trails and a bridge over a creek on the property.
