Lehigh Valley home prices at a tie for record high

According to the latest report from the Greater Lehigh Valley Realtors, the climbed 8.7% to $375,000, matching the record high price set in July of last year. 

The said that overall, housing data reflected steady , limited , and sustained price pressure.   

Despite higher home prices, the Lehigh Valley remained more affordable than the overall U.S. market, GLVR said. The national median existing-home price came in at $417,700.  

“May’s numbers show that buyers are still stepping forward, but they are doing so in a market where options remain limited,” said GLVR CEO Justin Porembo. “Pending Sales are a positive signal, and they align with national reports showing cautious optimism among buyers. But with inventory slipping locally and prices again reaching a record high, and supply remain central challenges for our region.”  

Closed were actually down 2.4%, coming in at 528 listings.  

The already tight inventory slipped 7.7 percent, with 693 units available in May across Lehigh and Northampton counties.  

The percentage of list price received was largely steady.  

In , the median sales price jumped to $281,000, Closed sales increased to end the month at 68, pending sales slid to 58, and new listings dropped to 83, while inventory fell to 144 units.  

GLVR President Cliff Lewis said that well-positioned homes continue to draw attention from buyers across the Lehigh Valley.  

“Even with economic uncertainty and affordability challenges, demand has not disappeared,” Lewis said. “Homes that are priced appropriately and show well are still moving quickly, often at or above list price.”
