New logistics distribution center nearing completion in Easton

, an industrial property developer with properties around the globe, said it is nearing completion on a project to bring a to . 

Goodman is finalizing construction of a more than 266,190-square-foot logistics distribution center at 3200 Richmond Rd., Easton. 

The building was constructed on spec and the firm is still seeking a tenant for the property. is handling the leasing for the project, which is being called Goodman Industrial Center Lehigh Valley. 

Anthony Rozic, CEO of Goodman North America, said the company has high hopes for the property. 

He noted that according to CBRE, while warehouse leasing in the United States has normalized, vacancy rates in the Pennsylvania I-78/I-81 Corridor remain below pre-pandemic levels. Leasing activity is greatest for wholesale and third-party logistics companies given the area’s prime location. 

The supply-constrained Lehigh Valley ranked number two in the U.S. among mid-sized markets by Site Selection magazine, for economic development projects announced or completed in 2022, and the area boasts a strong, available labor force. 

“Amid economic uncertainty, companies need to be increasingly efficient and agile to quickly deliver their products ahead of the competition,” said Anthony Rozic, CEO of Goodman North America. “Goodman Industrial Center Lehigh Valley has been designed to specifically assist customers to significantly improve their supply chain efficiency. This center offers proximity and attributes especially suited for customers in e-commerce, manufacturing, food and beverage, and pharmaceuticals, with more than 9 million consumers with $323 billion of spend within a 90-minute drive time. 

The facility has 34 truck dock positions with 130-foot truck court depth to help optimize efficiency for truck movements, as well as 85 trailer parking stalls and 106 parking spots for cars. EV charging infrastructure for cars and trucks, and a solar-ready roof atop the LEED-certified shell, help reduce environmental impacts and support customers’ sustainability ambitions. As much as 10,000 square-feet of office space can be configured within the building.
